Process selling or buying property:

At Malis Estate Agency we believe we protect the interests of both contracting parties with our expertise and as an agent - that is the interests of a seller as well as of a buyer, so that a transaction is concluded for the mutual benefit.

It is important that prior to every sale or purchase of property the contracting parties (a seller and a buyer) agree upon essential elements listed below, and once these are agreed, we can draw up relevant contracts.

  •  overview of the property, its legal and factual situation;
  • detailed description of the property;
  • price, payment terms and handover of property;
  • payment of costs resulting from sale or purchase of property.

Our legal department prepares a sale contract for each property, amended to fit the needs of all contracting parties.

After signing a contract, tax on real estate transaction must to be paid before the sale contract can be approved by the financial administration. Only then the contract can be authenticated by a notary.

We follow-up on the performance of the contractual provisions (payment of a deposit, purchase price, debts if any, tax and the authentication of the original contract by the notary) until the purchase price is paid in full and the real estate handed over.

Upon receiving full purchase price we ensure the real estate is handed over as well as any original documents.

At the handover we check the property is in the agreed condition and in accordance with the contract terms, we then write down meter readings and draw up the handover record.
